Heartwood Powder Springs - Development Initiatives

Heartwood Powder Springs is a planned community on 20 acres approximately 19 miles northwest of Downtown Atlanta. Shortly after purchasing the Brownsville Road site in 1998, Selig developed 24,000 square feet of retail on its northeastern corner. As stronger residential markets expanded to the area, Selig Enterprises leveraged its unused acreage on the site by seeking rezoning in 2021 to allow multifamily uses alongside commercial, receiving designation MXU (commercial mixed-use).

What sets Heartwood Powder Springs apart from competitors in the garden-style market is the amount and quality of amenities. Catering to modern sensibilities, Selig and its partners designed a 9,500 square-foot clubhouse as the centerpiece of the development, complete with an indoor-outdoor state-of-the-art gym, co-working spaces, game room, pickleball court, dog run, firepits, an events lawn, and a resort-style pool with sunbathing terrace. Interiors are composed of thoughtful, sleek designs that feature mudrooms, granite countertops, built-in beverage bars, and stainless steel appliances.

Architectural design at Heartwood was provided by Silver Studio; construction contracting by True North Construction; and Silver Cap Partners are Selig’s partners in the development. The 10-building, 300-unit development welcomed its first residents in October 2023. 1-, 2-, and 3-bedroom units are available.
