About the Property

The Works is the multi-phase vision of the late Scott Selig. Revitalizing 80 acres in Atlanta’s Upper Westside, the property was assembled over the course of 75 years. As Atlanta’s dense core has pushed outward, this Underwood Hills area has become a focal point for a growing residential population in a formerly industrial submarket.

 

The Works will ultimately include up to 500,000 square feet of creative office space alongside 350,000 square feet of retail and entertainment. In redeveloping the site, Selig Enterprises’ priority was to preserve the character and authenticity of the existing 20th-century industrial buildings and to curate a unique tenant mix. At full build-out the development will also include up to 500 residential units, providing built-in foot traffic.

 

Within the city’s larger framework, The Works is connected to the Georgia PATH Foundation trail that joins Atlanta’s popular BeltLine Trail with the 61.5-mile-long Silver Comet Trail. This multi-modal trail system compliments the development’s ample on-site greenspace and helps establish the property as a hub for those living close by or across town.

 

The Selig team worked closely with the City of Atlanta’s Planning and Community Development department to create the new I-MIX zoning classification for Phase I. I-MIX zoning intends to protect Atlanta’s industrial sector while allowing for dense economic development in underutilized neighborhoods around Atlanta by authorizing industrial, residential and commercial uses to co-exist within one property.

 

With Phase I of The Works now complete, Selig Development begins the planning process of Phase II, an effort to continue preserving the majority of the site’s existing one million square feet of warehouse space while doubling the density to create a truly authentic mixed-use destination in the heart of Atlanta’s oldest industrial area.

 

Phase I

 

Leasing of Phase I has strategically catered toward a demographic of families and young Atlantans on the move. The development features more than 30 tenants including an award-winning brewery, modern retailers, innovative office users, local restaurants, immersive entertainment concepts, and a 31-stall food hall.

 

Creative use of outdoor space is a highlight of the Phase I property. Notably, The Spur, a former rail track, has been repurposed into a linear park for pedestrians and dining. The Camp, a 1-acre wooded park with robust programming, features a mainstage and gathering spaces for children and adults.

 

Selig’s goal to create a true mixed-use destination was realized upon the completion of its first residential component: Westbound at The Works. Overlooking retail, restaurants, and The Camp, the 306-unit complex delivered in Fall 2023 with top-of-the-line amenities, finishes, and convenience. Westbound serves The Works as a daily, hyper-local population that promotes foot traffic and awareness. The deal was completed by a partnership between Selig Enterprises and national luxury residential developer GID.

 

Since its delivery, The Works has earned dozens of accolades — including ULI Atlanta’s Award of Excellence in Adaptive Reuse, NAIOP’s Best Redevelopment, Project of the Year from the Metro Atlanta Redevelopment Summit, and the Atlanta Business Chronicle’s Best in Real Estate Award for Adaptive Reuse. Westbound has earned recognition of its own, including CoStar’s Impact Award for Multifamily Development of the Year and the Atlanta Business Chronicle’s Best in Real Estate Award. Together, these honors affirm the vision Scott Selig set in motion and the standard The Works continues to uphold for adaptive reuse in Atlanta.

 

Phase II

 

Phase II of The Works aims to inject additional housing, office, retail, and greenspaces into the growing Upper Westside of Atlanta. Utilizing the remaining 53 acres of this these long-assembled industrial parcels, The Works Phase II will complete the process of making The Works a truly cohesive live-work-play district of its own.
