About the Property

The Works is the multi-phase grand vision of the late Scott Selig. Revitalizing 80 prime acres in Atlanta’s Upper Westside, the assemblage was amassed over the course of 80 years of prospective purchasing. As Atlanta’s dense core has pushed outwards, this Underwood Hills site is driving the trends and lifestyles of a burgeoning residential population in a once-industrial hotbed.

 

Ambitiously tackling what will ultimately shape up to be 500k square feet of creative office space alongside 350k square feet of retail and entertainment options, Selig Enterprises’ priority in the redevelopment was to preserve the character and authenticity of the existing 20th-century industrial buildings to best suit a highly curated tenant mix. In addition to the development’s commercial uses, The Works will host 500 residential units alongside 200 hotel rooms providing the development with built-in foot traffic.

 

Within the city’s larger framework, The Works’ location on a future connecting trail implemented and maintained by Georgia PATH Foundation that connects Atlanta’s popular BeltLine Trail and the 61.5-mile-long Silver Comet Trail compliments the development’s ample on-site greenspaces. Exceptional connectivity helps establish the property as a hub for those living across the street or those living across town.

 

The Selig team worked closely with the City of Atlanta’s Planning and Community Development department to create the new I-MIX zoning classification – a classification of which The Works was among the first to receive. I-MIX zoning intends to protect Atlanta’s industrial sector while allowing for dense economic development in underutilized neighborhoods around Atlanta through authorizing industrial, residential and commercial uses to co-exist within one property.

 

With Phase I of The Works now complete, Selig Development begins the planning process of Phase II, an effort to continue preserving the majority of the site’s existing one million square feet of warehouse space while doubling the density to create a truly authentic mixed-use destination in the heart of Atlanta’s oldest industrial area.

 

Phase I

 

Leasing of Phase I’s 184,000 sf of retail has strategically catered toward a younger demographic of Atlantans on the move – the site features an award-winning brewery, modern furnishing retailers, innovative office users, hip restaurants, and a 31-stall food hall to compliment more traditional neighborhood amenities. 125,000 sf of creative office space has attracted companies seeking sensible spaces and active lifestyles for employees, granting The Works a competitive edge due to its unique infrastructure and tenant mix.

 

Creative use of outdoor space is a highlight of the Phase I property. Notably, a former spur track closely bisecting two central retail and restaurant buildings has been repurposed into a pedestrian and dining corridor that serves as a de facto pedestrian Main Street, and the Camp, a 1-acre wooded playscape for children to play in and adults to enjoy the shade.

 

Selig’s goal to create a truly all-hours destination was realized upon the completion of its first residential component: Westbound at The Works. Overlooking the retail, restaurant, and the Camp sections of The Works, the initial 306-unit complex delivered in Fall of 2023 with top-of-the-line amenities, finishes, and convenience. Westbound serves The Works as a daily, hyper-local population that promotes foot traffic and awareness. The deal was completed by a partnership between Selig Enterprises and national luxury residential developer GID.

 

Phase II

 

Phase II of The Works aims to inject additional housing, office, retail, and greenspaces into the growing Upper Westside of Atlanta. Utilizing the remaining 53 acres of this these long-assembled industrial parcels, The Works Phase II will complete the process of making The Works a truly cohesive live-work-play district of its own.
