About the Property
1105 West Peachtree is a 675,000 square-foot Class-A office tower anchored by Google, with their iconic building-top and architecture that quite literally lights up the Midtown skyline. The striking building is joined by 40 West 12th, a high-end residential tower, and Epicurean Atlanta, a boutique food-focused hotel. The three buildings come together via an elevated outdoor park, coined the Sky Terrace, as the central gathering point for office workers, residents and hotel guests.
1105 is the largest and tallest office tower constructed in the state of Georgia in the past decade. The project is also one of the largest private developments in the City of Atlanta’s history. While concurrently developing the three towers together created a beautiful, high-design destination for Midtown, it also made for an extremely complex financial deal. The development had one construction contract and one construction loan but three separate equity JVs, one each for the office, residential and hospitality components.
Sporting a contemporary steel and glass design by Atlanta-based architecture firm RJTR, the office tower features a 410-foot steel exoskeleton that creates a distinctive break from the surrounding architecture in Midtown. The exoskeleton was designed to be a stunning mark in the Atlanta skyline, acting as a functional art piece illuminated by hundreds of thousands of colorful LED lights that change color to honor holidays and other important events such as city of Atlanta sports victories. Within the tower, each floor offers floor-to-ceiling windows and panoramic views of the skyline, as well as 27,500 square-foot floor plates.
To appeal to a new generation of office users, the tower is highly-amenitized with a hospitality-inspired lobby featuring The Office Bar, an elevated bar and restaurant operated and culinarily inspired by Epicurean Atlanta; a 100+ seat conference room; state-of-the-art fitness center; and bike service and repair room. Office tenants also have access to the Sky Terrace, a nearly one-acre greenspace situated atop the building’s parking structure which overlooks the surrounding Atlanta skyline.
There are outlets for ground-floor retail at the base of the tower, which seamlessly integrates with the 90-foot grand arrival experience that leads to a parking deck with over 1,700 parking spaces and three ingress/egress points. For Five Coffee Roasters has signed a lease to operate their flagship Atlanta location from the ground-floor of the office tower.
Following 33 months of construction, 1105 West Peachtree received its Certificate of Occupancy in August 2021. The office building opened fully leased to Google and Smith, Gambrell & Russell.
Google, which was expanded to encompass more than 500,000 square feet across 19 floors in 2021, marking the single largest office lease transaction by total value in Atlanta within the year.
